Why the contents slow a sale down

For many families the hardest part of selling a house is not the paperwork. It is the stuff. Decades of furniture, clothes, tools, photos and boxes in the basement can feel impossible to face, especially after a death in the family.

So the house sits. Meanwhile the taxes, insurance and utilities keep coming, and an empty house slowly gets worse. Having a plan for the contents is often what finally gets a sale moving.

Start with what cannot be replaced

Do one pass through the house for the things nobody can buy again: photos, letters, jewelry, military records, family recipes, anything with a story attached. Check drawers, closets, the attic and the backs of cabinets.

Gather important papers as you go. Deeds, wills, insurance policies, tax returns, bank statements and car titles tend to turn up in odd places, and you may need some of them for the sale or the estate.

Decide what the family wants

Give relatives a clear window to claim what they would like, and a date after which the rest will go. A shared list or a group text with photos works well when people live in different cities.

Be realistic about the big pieces. Most used furniture has little resale value, and moving it across the country often costs more than it is worth. Keep what will be used and loved.

Options for the rest

What is left usually falls into three groups. Useful items in good shape can go to local charities, some of which pick up furniture. Things with real value can go to an estate sale company or be sold online. The rest is disposal: a dumpster rental or a junk removal service.

Paint, chemicals, old electronics and appliances have their own disposal rules, so check with your city or county before putting them at the curb.

If you would rather not deal with it

You do not always have to empty a house to sell it. A buyer who purchases as-is will often take the house with things still inside. Ask about that up front, and get whatever you agree to in writing.

If that is the situation you are in, tell us when you call. Love2Invest LLC buys houses across Cleveland as-is, and we can talk through what you plan to take and what you would rather leave.
